Hourly vs Flat Rate Cleaning: Which Is Better?

This is one of the most common questions I get. Should you pay a flat rate for your cleaning, or should you pay by the hour? I have been running a cleaning company for over 30 years, and I charge hourly. But I want to give you the honest answer, not just the one that works for me.

How flat rate pricing works

With a flat rate, the cleaning company looks at your home and gives you a set price. Maybe it is $180. Maybe it is $250. You pay that amount every visit, no matter how long the clean takes.

What people like about it: You know exactly what you are paying. No surprises on the bill. Easy to budget for.

The problem: The cleaner has every reason to finish fast. If they quoted $200 and the job takes four hours, they are making $50 an hour. If they rush and finish in two and a half hours, they are making $80 an hour. The incentive is to go faster, not to be more thorough.

That is where corners get cut. The baseboards get skipped. The oven does not get wiped inside. The bathroom mirror gets a quick pass instead of a proper clean. You might not notice it the first time, but after a few visits you start to see it.

The other issue is "extras." A lot of flat rate companies will quote a base price and then charge more for things like inside the fridge, inside the oven, or window tracks. Those are not extras. That is just cleaning. But when the flat rate is too tight, they have to make it up somewhere.

How hourly pricing works

With hourly pricing, you pay for the time the cleaner is in your home. If the visit takes three hours, you pay for three hours. If it takes three and a half, you pay for three and a half.

What people like about it: The cleaner does thorough work because there is no incentive to rush. If your home needs more attention one week, it gets it. If it is a lighter week, you pay less.

The concern: Some people worry the cleaner will drag things out to charge more. That is a fair worry if you do not trust the company. It is not a worry when you have the same cleaner every visit and you can see exactly what they did in the time they spent.

Why we charge hourly

I chose hourly pricing because I want my cleaners to do good work, not fast work. When you charge a flat rate, you are telling the cleaner that their pay does not change whether they do a careful job or a rushed one. That is backwards.

With hourly, the cleaner can spend real time on your kitchen if it needs it. They can be thorough in the bathrooms. They do not skip the baseboards because they are "running behind." They clean your home properly because that is what the time is for.

We charge $45 per hour with a 3-hour minimum. The minimum is there because every visit involves travel time, setup, and a final walkthrough. A three-hour visit gives your cleaner enough time to do your home justice, even on a regular cleaning.

The 3-hour minimum explained

Some people ask why we have a minimum. Here is the honest reason. A one-hour or two-hour cleaning appointment does not make sense for either side. By the time the cleaner arrives, sets up, and gets into a rhythm, a short visit is already almost over. The work ends up rushed, which is exactly what we are trying to avoid.

Three hours gives your cleaner time to do every room properly. For most homes on a regular schedule, that is the right amount. If your home is larger or needs more attention, it just takes a bit longer. You only pay for what is needed.

Which should you choose?

If predictability matters most and you are comfortable with the tradeoffs, a flat rate can work. Just watch for the signs of rushing. If rooms start getting skipped or the quality drops, the flat rate is costing you more than you think.

If you want thorough, consistent work from someone who knows your home, hourly is the better fit. You pay for the time spent, and the cleaner has every reason to do the job right.
